All of Nepal. Landlords can list a property anywhere in the country and renters can search every city. Most listings today are in Kathmandu, Lalitpur and Bhaktapur, with more cities, such as Pokhara, growing as landlords join.

Search Nawa Niwas by city or neighbourhood, narrow the results by price, bedrooms, furnishing and amenities, then open a listing and reveal the landlord's phone number to call them directly. Most listings come straight from the owners, and Nawa Niwas never charges a commission. Listings from brokers or agencies are marked Agency, so you can tell them apart.

Sometimes. Nawa Niwas is open to anyone, so a broker or property agency can post a listing too. Whenever we find one, we mark its listings Agency, so you know who you're dealing with before you call. If you come across a broker whose listing isn't marked, please report it: open the listing, tap Report this listing and choose Posted by a broker or agency.

It depends on the neighbourhood, the size of the place and whether it is furnished: a single room usually costs far less than a furnished flat in a central area. Every listing on Nawa Niwas shows its monthly rent and deposit, so browsing rentals in Kathmandu is the quickest way to see what places cost right now.

Yes. Searching, filtering, saving properties and contacting a landlord are all free, and Nawa Niwas never charges a commission or finder's fee. An agency may set its own terms, which is one reason agency listings are marked.

Open a listing and tap Show phone number. You'll need to be logged in first. The landlord then sees your name and number, so they know who may call.

It's the one thing we ask in exchange for a real, direct number, with no masked calls. It also stops people from copying every landlord's number in bulk.

Nothing. Publishing a listing, uploading photos, and receiving enquiries are all free.

A few minutes, in four steps: the property and its price, where it is on the map, photos and amenities, and finally a preview of exactly what renters will see. Nothing goes live without you seeing it first.

Up to five per listing. You can reorder them and pick a cover photo, which is what shows on search cards.

Yes, from My listings in your account. Once a property is let, use Mark as rented: it drops out of search and your number is no longer shown, but its page stays up with a note that it's rented. Mark as available brings it straight back. Pause hides a listing from everyone until you resume it. Deleting is permanent.

Three months at a time, so renters only see places that are still free. A week before then you'll get a notification. If the place is still available, update the listing (fresh photos, more detail or a better price help it get noticed) and it stays up for another three months. If it's been rented, mark it as rented. A listing that expires is hidden, not deleted: update it or relist it from My listings and it goes straight back up.

They see your phone number once they choose to reveal it on your listing. We don't relay messages or take a cut. Your dashboard shows who has revealed your number on each listing, with their name, phone number, and when.

Use Report this listing on the property page and pick the reason that fits: scam, duplicate, incorrect information, and a few others. Our moderation team reviews every report.

We review it and can take the listing down or suspend the account behind it. One report alone doesn't remove a listing, since that would let anyone take down a genuine one, but repeated or clear-cut reports are dealt with first.

No. Listings go live straight away so landlords aren't kept waiting, and we check them through reports afterwards. We may add checks before publishing as the platform grows.
